Conversion of a listed bank building within the historic coastal townscape of South Queensferry.

Originally designed as the bank manager's premises above the bank branch below, the property had most recently been used for offices.

Our client wished to convert the space back into a home, being mindful of the original listed features but also factoring in a modern open plan living spaces, including a balcony overlooking a particularly spectacular view of the Forth Rail Bridge.

Floor Plan

As the ground floor was in separate ownership and a commercial premises, we were unable to support the balcony terrace with traditional brackets, necessitating a clever structural solution to suspend the balcony from steel beams projecting from the attic space above.

This was a challenging construction process as the existing building was built directly off the stone sea wall, necessitating careful work to form new openings and structural elements and to protect the listed fabric of the building.
