Conversion of former care home to create two new family homes with double height living spaces within the re-instated original envelope.

Following the substantial demolition of a 90s extension, the original footprint and form of the building was regained, benefitting both the proportions of the gardens and the daylight/overshadowing of the neighbouring properties.
Historic features that survived within the original houses that formed the front portion of the care home were retained and restored, with rooms returned to their original proportions and coving, cornicing and traditional interior details reinstated.
When the houses were originally built they would have backed onto the coast, but land reclamation during the late Victorian era for colliery operations nearby mean that the sea is now several hundred metres to the north.
Today, this view is across a semi-wild landscape of parkland and a local nature reserve; double height spaces at the rear of the houses with large glazed openings optimise this view and ground the houses within their surroundings.
A feasibility study was also undertaken for some transitional land at the rear of the properties.
We developed a proposal for two new detached houses which were carefully positioned in the site to avoid overlooking and benefit from their own parking and generous amenity space. could be accommodated whilst avoiding overlooking, benefitting from their own access/parking and generous amenity space.
