Two new-build houses on a prominent plot on Gullane High Street, built to passive house standards.

A dilapidated mid-century bungalow was replaced with a pair of houses which respond to the varied context on the high street by presenting gables to the street.
A carefully articulated front elevation of subtly recessed Northumberland sandstone and pale metal-framed windows is positioned above deeply recessed timber clad entrances. To the rear, single-storey living areas are finished with green roofs and an external terrace for the master bedrooms.
The houses have been meticulously designed and delivered to passive house principles, achieving extremely high air-tightness and thermal performance, alongside air source heat pumps and a MVHR system to drive extremely low levels of operational carbon.
Energy efficiency and energy source has been at the core of the design since inception, utilising renewable technologies and high quality detailing and workmanship to achieve excellent ratings.
We are very proud of the project team to have achieved this level of performance in a development within a much cherished conservation high street with considerable planning challenges.
