A deep-retrofit of a large 1980s house in East Lothian comprising significant layout alterations, new roof structure and extensions.

The existing house was generously proportioned and on an unusual stepped site, but was of a poor build quality and, despite it being less than 40 years old, the owners were contemplating full demolition (a fate that had already befallen some neighbouring houses).
We proposed instead a radical retrofit of the existing fabric. Through piecemeal interventions to the existing walls, alongside a new roof structure and rear swimming pool extension, the building would be transformed into a contemporary country house with expansive views across the Firth of Forth.
Whilst the project did not progress beyond early design stages, it represented a significant opportunity for Studio IMA to test residential retrofit principles at an ambitious scale, and established the potential in preserving unremarkable modern buildings as well as historic ones.
